They cheat more often with rent in Israel than with work: a person has just arrived, is in a hurry and is ready transfer money “to book.” Below is what the law says and how to avoid getting caught.

Deposit
- According to the Fair Rent Act, the guarantee cannot exceed three months' rent or a third of the amount for the entire term of the contract - whichever is less.
- The deposit is returned after check-out, when the owner is convinced that there are no debts on bills or damage. Take photographs of the apartment upon arrival - this is your protection.
- Cash without a receipt is a bad idea. Take written confirmation of any amount.
Broker: who pays
According to the same law, the broker's commission is paid by the one who hired him. If the broker works for the owner apartment, he has no right to demand payment from you for mediation. What should be in the contract
- Address, term, amount and date of payment.
- Who pays Arnon, water, electricity, vaad bayt.
- Amount and form of deposit, return conditions.
- Who repairs breakdowns and when?
- Conditions for early departure.
The contract is usually in Hebrew. Ask to translate key points before the signature, not after.
Six signs of a fraudulent ad
- The price is noticeably lower than the market for this area.
- The owner is “abroad now” and offers to transfer the deposit, and the keys “will be sent by courier.”
- They are in a hurry: “There are many who want it, translate it today, otherwise I’ll give it to someone else.”
- They don’t let you see the property until you pay.
- They ask for a transfer in someone else’s name or in cryptocurrency.
- The same photos appear in advertisements in different cities.
One rule: money - only after viewing, meeting with the owner
and a signed contract. Check the number in reviews - it may already be available
complained.
